OSRS Construction Training: Cheap and Fast Routes

Old School RuneScape YouTube thumbnail: OSRS Broken Construction Training (Secret Strat)

The standard OSRS construction training route is oak furniture up to level 33, oak larders to 52, then mahogany tables or oak doors toward 99, with a demon butler fetching planks from level 50. If gold is tight, Mahogany Homes contracts and mounted mythical capes are cheaper alternatives, and several activities give free experience early. Construction is a gold sink rather than a money maker, so this guide pairs each method with current plank prices from 6 November 2026 and the build levels for a max house.

We checked this against the OSRS Wiki's Construction training and player-owned house pages, the wiki's real-time price data and Jagex's November 2026 update notes.

Getting Started With Your House

You need a player-owned house before you can build anything. Estate agents sell one for 1,000 coins, and it comes with a parlour, a garden and an exit portal. The house portal sits in Rimmington by default and can be moved for a fee. The wiki recommends 40 Magic for Teleport to House, or teleport tablets until then.

Training means building and removing furniture in building mode, which you enter through the house portal or toggle in the house options while inside. Every build needs a saw and a hammer in your inventory. Daddy's Home is the usual starting point: Jagex converted it from a miniquest into a full quest in the 3 November 2026 update, and the wiki's training guide lists 944 Construction experience and a crate of Construction supplies from it, enough to go from level 1 to 8.

Two habits speed up every level. The wiki suggests zooming in fully in resizable mode and placing the furniture hotspot so that build and remove sit under the same mouse position, and it notes that pressing 1 removes furniture instantly from the confirmation prompt. Small savings like these add up over thousands of builds, so set them up before you buy your first big stack of planks.

Levels 1 to 52: Chairs, Larders and Servants

The opening table on the wiki starts with crude wooden chairs in the parlour, then wooden bookcases and wooden larders, all built from regular planks and nails. Use steel nails or better, because weaker nails bend more often. Switch to oak planks at level 15, since they do not need nails and are faster to use.

From 33 to 52, build oak larders in the kitchen. Each needs 8 oak planks and gives 480 experience. Up to level 40, keep your house in Rimmington and unnote planks at Phials for 5 coins each, which is faster than banking. Weight-reducing clothing helps on those trips.

At level 40 you can hire a servant from the Servants' Guild in East Ardougne, provided your house has at least two bedrooms with beds. The wiki recommends the butler from 40 to 50 and the demon butler from 50 onward, noting that lower servants are slower than using Phials. Servants ask for payment after eight services; at 58 you can build a servant's money bag in a bedroom so they pay themselves and skip that dialogue.

What Planks Cost Right Now

Plank choice decides both speed and cost. On the wiki's real-time price feed on 6 November 2026, oak planks traded around 511 to 519 coins, teak planks around 787 to 801, and mahogany planks around 1,813 to 1,836. Each plank gives a fixed amount of experience no matter what you build, apart from a few special items such as the mounted mythical cape.

Plank cost per experience (OSRS Wiki prices, 6 November 2026)
PlankXP per plank in a houseRecent price (coins)Approx. coins per XP
Oak plank60511 to 5198.6
Teak plank90787 to 8018.8
Mahogany plank1401,813 to 1,83613.0

The wiki's plank counts make the totals easy to estimate. Going from 52 to 99 with mahogany needs 92,214 planks, which at today's prices is roughly 168 million coins before servant fees. Oak planks from 15 to 99 take 217,201 planks, around 112 million coins, and oak doors from 74 to 99 use 198,970 oak planks, about 102 million. Teak with mounted mythical capes from 50 to 99 needs 104,865 teak planks, roughly 83 million.

The trade-off is time. The wiki's efficiency section compares oak at up to 550,000 experience an hour with mahogany at up to 1,100,000, and points out that paying extra for mahogany only makes sense if you can earn more than the difference in the hour you save. Our money making guide helps you judge whether that is true for your account.

Fastest Methods From 52 to 99

Mahogany furniture becomes the fastest viable method at level 52. Mahogany tables in the dining room take 6 planks and give 840 experience each, with the wiki estimating up to around 900,000 experience an hour. Gnome benches can reach about 1,100,000 an hour but demand precise timing.

From level 66, teak garden benches use 6 teak planks for 540 experience each. They are cheaper than mahogany but, like gnome benches, punish missed clicks. From level 74, oak doors are the popular budget choice: 10 oak planks for 600 experience, up to around 550,000 an hour, and still upward of 500,000 when you are not paying full attention. The wiki describes a cycle with the demon butler fetching 25 planks while you build two doors and remove one.

Mounted mythical capes are another cheap option from 50. Each uses 3 teak planks and a mythical cape, which comes back when you remove the furniture, and gives 370 experience, more per teak plank than other teak furniture. The wiki notes oak larders are usually similar in cost and faster, so capes suit players who want a lower-effort rhythm.

Cheaper and Lower-Effort Options

Mahogany Homes is the main alternative to building in your own house. Speak to Amy in Falador to get a contract, then repair or replace furniture in client houses across Falador, Varrock, East Ardougne and Hosidius. Contract tiers open at levels 1, 20, 50 and 70, using regular, oak, teak and mahogany planks plus steel bars. The wiki estimates 185,000 to 210,000 experience an hour on expert contracts, or 240,000 to 280,000 with a plank sack. Completing contracts earns Carpenter points for the carpenter's outfit, which adds 2.5 percent experience, and for the plank sack itself.

Free experience is worth taking where it falls. Wintertodt gives Construction experience equal to four times your current level, which is strong roughly from level 4 to 27. The Fishing Trawler gives 5 experience per fixed leak, and Vale Totems award experience equal to your level per totem. From 30 Construction and 30 Crafting, repairing fishing cranes in Port Piscarilius gives four times your level in both skills per repair and costs far less than furniture. Another small source opens at 30 Construction: Barlak in the city of Dorgesh-Kaan, reached after Death to the Dorgeshuun, accepts long and curved bones for Construction experience and some coins. Those bones are fairly rare drops, mostly from monsters that also drop big bones, so treat them as a bonus you hand in whenever a few pile up in your bank rather than something to farm.

Players with Sailing progress can also use the shipwrights' workbench after the Pandemonium quest, building repair kits and hull parts that can be resold. Planks give roughly half their usual experience there, but the resale value offsets the cost.

Building Toward a Max House

Most players train Construction for the house features, not the skill itself. The wiki defines a max house as one with an ornate rejuvenation pool, a gilded altar, an occult altar, an armour stand, a lectern, and teleports from an ornate jewellery box, a portal nexus and a spiritual fairy tree. The pool and occult altar need level 90, the ornate jewellery box 91, the crystalline portal nexus 92, the fairy ring 85 and the combined spirit tree and fairy ring 95. The gilded altar needs 75.

Boosts lower those targets. A crystal saw adds an invisible 3 levels and a spicy stew can add 5, so the wiki puts the lowest level for a full max house at 84, with the spirit tree and fairy ring as exceptions because they do not need a saw. Your room limit grows too, from 24 rooms up to level 25 to a maximum of 38 at level 99.

Construction also feeds other goals. The Hallowed Sepulchre in our Agility training guide needs 56 Construction for its broken bridges, and the easy Achievement Diaries ask for 25 Construction that cannot be boosted, which our Achievement Diary guide covers. Ironmen should note they cannot enter other players' houses, so the pool and portals must be built at home; our Ironman guide lists the mode's other limits.

Rather Not Sink the Gold?

Getting a max house can cost well over 100 million coins in planks alone. Players who would rather not grind that out sometimes look at the account listings on our Old School RuneScape page, which change daily.

Just be clear on Jagex's stance. Its Rules of RuneScape say an account is for the one person who created it, forbid moving it to someone else by transfer, loan or sharing, and state that no one has permission from Jagex to sell accounts. Training it yourself, even slowly through Mahogany Homes, keeps you inside those rules.
